Novel ‘Crystal Clear’ Drive-Thru in Roodepoort set for success

The uptake of space at the new ‘Crystal Clear’ drive-thru in Roodepoort in the north-west of Johannesburg has been extremely positive, with the novel concept well received by the marketplace, according to JHI Properties retail brokers Romy Altmann and Kieron van Rooyen.

Located in a busy road at the intersection of Christiaan de Wet and Hendrik Potgieter roads, directly opposite Clearwater Mall, Crystal Clear is aimed at the bulk of shoppers visiting the mall as well as those living in the densely populated and rapidly burgeoning Strubens Valley area.

Says Altmann: “The developers identified a strong market demand for a one-stop drive-through such as this, catering for a variety of tastes ranging from fish and pizza to burgers and chicken and providing the option to either order, collect and go or stay and eat – either in an attractive seating area or in a restaurant.

“The added appeal for families, groups of people and individuals is the spacious communal seating area on the rooftop, with a large play area for children, restaurant section and spectacular views over the West Rand. This is a novel approach to the 'drive-thru' concept, offering the option of just the drive-thru or to linger, relax and socialise while enjoying a meal or snack and the view,” she says. There are a total of 344 parking bays provided on site and access to the top level is via two staircases and a lift.

Adds van Rooyen: “The prominent position of Crystal Clear assures high visibility to passing traffic as well as those visiting the sizeable shopping mall opposite. The success of the well established Clearwater Mall attests to the consumer spend of the large catchment area of greater Roodepoort and high volume of commuters using this busy road, particularly those commuting between the West Rand and Sandton.

“Crystal Clear comprises a total gross lettable area (GLA) of 868 square metres at ground level and 1039 square metres on the rooftop level. Already there is firm interest from Mochachos, Skippers, Baccini’s, Kauai, Subway, Maxis and Roman’s Pizza and we are currently in the process of negotiating a number of lease transactions,” he says.

Developed by a private consortium, the professional team includes VHS Architects and Levelheads property consultants. With construction expected to commence on site by mid-2013, Crystal Clear is expected to open in the first quarter of 2014.

The Western Cape is still in the throes of a severe drought and many households have to adjust the way they use and save water. It is a little more complicated in sectional title schemes, however, as it is not that easy to implement grey water systems for multiple users and it is also difficult to monitor water usage accurately if there are no separate water meters

Irrespective of size, an aesthetically pleasing outdoor space can be a major selling point for prospective buyers. “Even if the outdoor area is small and only enough to sit and have a cup of coffee, it might just be the feature that makes the stand out from others in the neighbourhood,” says Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa.
