Kuilsriver on the move

Kuilsriver, one of the fastest growing residential nodes in the Western Cape, is drawing a wide range of homebuyers thanks to affordability and sound infrastructure. 


But it is particularly in the lower price ranges that business is humming, says Ronelle Venter, owner of the RealNet Kuilsriver franchise. "Buyers who are upgrading from areas such as Eersterivier are targeting  homes in areas such as Highbury, Highbury Park and Sarepta, where they find good value at prices between R400 000 to R600 000 for compact two or three-bedroom homes."




Parents and investors are also active in the lower price ranges, since units suitable for student accommodation are considerably cheaper here than in Stellenbosch. The new road to the N2 highway and Stellenbosch, which allows easier access and cuts commuting time, is expected to contribute to growing activity in this market, she says.


At the same time, says Venter, areas such as as Soneike, Annandale and Amandelrug are also popular choices because they offer easy access to the N1 highway.

Demand in the middle of the market, where prices range between R600 000 and around R1,3m, is consistent and many buyers in this sector are young professionals or families attracted by the established schools, including two local schools for children with special needs, namely Jan Kriel and Alta du Toit.

And the luxury market is by no means moribund, says Venter, although properties in this sector do take longer to sell. Homes in upmarket areas such as Haasendal, Deo Gracia, Zevendal and Klein Zevenwacht are changing hands at prices of up to R5m. Klein Zevenwacht is particularly sought-after by the equestrian set thanks to the Cape Equestrian Academy on the premises.

Kuilsriver is also expected to round out its residential offering shortly thanks to a new retirement village with a frail care centre being planned in Zevenwacht, says Venter.

"Kuilsriver is indeed experiencing fast growth and two recent developments near the Zevenwacht Mall, with modern units in the R800 000 to R1m range, are popular additions to the residential offering of the area," she says.
