Prime Bryanston site ready for commercial development

Since its early beginnings in the 1940s, the northern Johannesburg suburb of Bryanston has always been sought after among residential property investors. More than 70 years on and the area has retained its appeal, seen solid increases in its property values, and now appeals to both residential and commercial property investors.

In more recent years the suburb’s arterial roads, most notably Main Road, William Nicol Drive, Ballyclare and Bryanston Drives, have increasingly seen commercial development take place with a number of office parks now servicing the area.

In fact, from the Di Data Campus on Main Road to the new Nicolway Shopping Centre on William Nicol Drive, and from the Sloan Street Precinct all the way to Peter Place Road, the broader suburb of Bryanston has become what can be considered as an executive commercial hub, with a number of key blue chip companies choosing to have their head offices in the area.

Divisional Head of Renprop Commercial, Mike Walters, says that with the concentration of people living in Johannesburg’s northern suburbs, it makes sense for businesses to establish their offices in these areas. He explains: “The cost of travelling to and from work continues to rise, with the recent fuel price hike and pending implementation of the e-Tolling system, more and more people want to work close to where they live, or live close to where they work.”

Renprop Commercial’s latest project is possibly ‘the last of the large iconic’ office spaces available in the Sloane Precinct. Ideally situated on the corner of Bryanston Drive and Muswell Road, between Main Road and William Nicol Drive, lies the site for the planned  landmark office park with 22 000m2 of commercial bulk available.  

In addition, Walters says that this is one of the last “ready to go” sites in Bryanston that has access to power supply. This prime site, which is well situated close to a range of amenities, and which also enjoys easy access to all major transport routes to and from both the Johannesburg and Sandton CBD’s, is available for development according to client specifications at around R22 000/m2.

Office space is available to purchase or rent, with occupation anticipated for as early as May 2014. The current draft plan takes advantage of the allowance for six stories, the abundance of natural light, and has the buildings surrounded by trees creating a park-like environment. “This makes it a truly unique and sought-after site in Bryanston,” says Walters. “It can, however, be adjusted, or customised, in accordance with an investor’s specific design requirements.”

Aside from the promise of solid capital gains, based on the performance of Bryanston property values over the last few years, the positioning of the Muswell Road site will give any business excellent brand exposure to passing traffic on the major northern routes. “This property therefore represents a great investment opportunity for those companies looking to purchase their office space, or for those looking for long term lease agreements,” Walters concludes.
