Mainly cash buyers snapping up leisure farms in scenic Dullstroom

Renowned for its fly fishing and scenic mountains, the picturesque town of Dullstroom in Mpumalanga is seeing renewed interest in property in the area, including leisure homes and farms, reports Elisme Swart, Pam Golding Properties’ (PGP) area principal.

Situated on the R540 en route to Lydenburg and near Belfast, the village of Dullstroom is approximately 140km from Nelspruit and some 270km and 240km from Johannesburg and Pretoria respectively, making it accessible to major centres.

Comments Swart: “Our market has definitely experienced an upturn in enquiries from buyers, particularly over the past several months. Seasonally, winter is a time when interest in acquiring trout farms runs high, as the trout are extremely active in the colder waters, which enables potential buyers to see the true strength of the water on the property. Naturally, this is also a time when the sport of trout fishing is extremely popular, with visitors revelling in the fresh cold air, with a cosy fireplace and perhaps a glass of red wine making this a further compelling reason to visit Dullstroom.”

Recent sales by PGP include a 536 hectare trout and game farm which sold for R7.6 million and a 14.67 hectare holiday farm including an exclusive home which was sold for R7.2 million to the same purchaser. The latter property is now the new owner’s permanent residence, while the larger farm is to be used for cattle farming. In addition, a 23 hectare holiday farm – let on weekends for holiday visitors – was sold by PGP for R2 million, while a house on the 1020 hectare Teal & Trout Country Estate was sold for R1.55 million. Fully game fenced and with 18 dams, this country estate has only 40, one hectare, full title stands in total, making it a tranquil, prime getaway destination. These stands are priced from just R300 000.

Says Swart: “Vacant stands on gated estates and single erven in Dullstroom are currently available at extremely competitive prices. At Highland Gate Golf & Trout Estate stands range from 800sqm in size and are priced from R300 000, at Walkerson’s Estate, just 9km outside Dullstroom, stands ranging from 890sqm in size are selling from R695 000, while single erven from 800sqm upwards which are dotted around Dullstroom are selling from R220 000 to R550 000.

Commenting further on the market Swart says: “Our high end buyers are mostly those able to make cash offers, picking up good buys which offer sound value in the current economic climate, as they perceive that the market in Dullstroom is beginning to recover. The bulk of our buyers are purchasing for their own use - those in search of their dream holiday farm; a peaceful and quiet place to relax and enjoy a weekend or holiday with family away from the rush and bustle of city life. Apart from its scenic appeal, the small town of Dullstroom is only two hours from Johannesburg, making it an ideal getaway location.
