Secure rural lifestyle attracts upmarket buyers to winelands

The prestigious Winelands Estate continues to attract upmarket buyers to its idyllic setting in the Berg River Valley, between Paarl and Franschhoek.

Pam Golding Properties (PGP) reports that it remains a sought-after address for both established and up-and-coming families and young couples.  The secure estate consists of 35 freehold erven, all generously sized between 4000sqm and 1.1ha.  Every property is privately located within its own portion of either vineyard or olive grove, and the homes enjoy panoramic views of the Simonsberg and Du Toitskloof mountains.

Vacant erven on the estate are currently priced between R1.65 million and R2.95 million, while the upmarket homes typically fetch anything from R7 million to over R20 million, depending on size, location and quality of finishes.  All homes are developed within the estate’s design guidelines, which uphold an overarching Provencal-style theme with use of earthy tones and natural finishes such as wood, terracotta and stone.

PGP agent Lynette Schoeman says the beautiful mountain backdrop, tight security and spacious properties create an ideal environment in which to raise a family.  It’s therefore not surprising that the majority of residents are aged between 35 and 50. “The atmosphere on the estate is one of relaxed tranquillity,” she says, “where children can ride their bicycles and enjoy the outdoors with far greater freedom than they might have in an urban area.  Security is strict yet unobtrusive, with features include electric perimeter fencing, roving guard patrols and a single entrance point which is manned round the clock.”

PGP area manager Surina du Toit adds that the location is extremely convenient, offering easy access to Paarl, Stellenbosch and Franschhoek, as well as excellent schools.  “The private Bridge House school is close by, while there are a number of other quality alternatives for both primary and high school children in the neighbouring towns,” she says.  “There is also easy access to the N1 highway for those who need to commute to the airport or to Cape Town, which is only just over a half hour’s drive away.  And for those who love wine, there can be no better address, as immediate neighbours include world-famous wine farms such as Backsberg, Vrede en Lust and Rupert&Rothschild.”

Among the properties currently on the market in Winelands Estate is a three-bedroomed home built in 2007, offering over 450sqm of living space.  An ideal blend of luxury living and casual style, the home has excellent flow from its open-plan kitchen into spacious living areas and out onto a private patio with splash pool.  Besides the three bedrooms in the main homestead, there is a separate cottage with an additional en suite bedroom and kitchenette, perfect for use as a guest suite or staff quarters. The home also offers a large study over its double garage, providing an ideal work-from-home environment.  The property overlooks a dam and has magnificent mountain views.  It is on the market exclusively through PGP, priced at R7.295 million.
