After tearing down the dilapidated home that occupied the lot, the firm used the existing foundation to design and build the new three-bedroom home. 



The modern residence makes use of passive solar design, daylighting, natural ventilation and energy efficient systems to minimize energy use. Meanwhile rooftop decks and a green roof replace lost ground space.



Pb Elemental designed the Azaya Residence for a young couple with two children in the Leschi neighborhood of Seattle. After a lot of searching, the couple found the corner lot lot with a tear down on it and swooped it up. 



To minimize on site work, reduce landfill waste and new material, they decided to reuse the existing foundation of the home to build the new one. Pb Elemental designed the home around the foundation and created a two-story, three bedroom home with a flex space and a media room. Lost garden space was replaced with a green roof and two rooftop decks. The private bedrooms are located on the ground floor and the living, kitchen, dining and media rooms are on the first floor.



Passive design was used to provide ample daylighting, sun shading, and cross ventilation while in-floor radiant heating, a high efficiency water heater and appliances minimize energy use. The east-west orientation provides ample sunlight into the bright white interior and the central open-riser steel staircase helps pull light into the inner reaches of the home. Inside, the home features low VOC paints and finishes, including Lotusun paints, which mimics the self-cleaning properties of the lotus leaf.
