Ultra-modern Bishopscourt home open to tender

While the process of selling residential property by tender is not all that common in South Africa, Seeff Southern Suburbs managing director, Andy Todd believes that this sales methodology is likely to grow in popularity, especially for luxury properties.

This is a particularly effective method to determine the real value of a property when the market for property of that nature is unique and market value is difficult to determine, he adds.

Simply put, the value of a property is ultimately what a buyer is prepared to pay for it and what a reasonable seller is prepared to accept. Properties in this league really require a meeting of the minds by both buyer and seller and at the end of the day a tender process allows buyers to express interest without price being an issue. Also, unlike an auction, a buyer is able to make his offer conditional and can offer terms which suit him.

This particular home is situated high up in prestigious Upper Primrose Avenue in Bishopscourt, one of the country's most sought-after suburbs. The erf size is around 3,750sqm and the house is spacious, with 1,100sqm under-roof, says agent Ingrid McFarlane. Built over three levels, the architectural design of the home is ultra-modern with large glass windows and stacking doors surrounding the house to provide exceptional views of the surrounding landscape and Table Mountain.

Generous use of glass and aluminium, interesting angles, columns, brick cladding on feature walls and bulkheads with recess lighting add interest to the interiors, says the agent. Finishes include fireplaces in the living rooms and dining room, porcelain tiles in all the living areas, carpeting in bedrooms, under-floor heating in all tiled areas and air-conditioning in family room with home theatre.

The spacious, open-plan living areas include a lounge and dining room that lead out to a wrap-around balcony with a hot-rock pizza oven and braai. There are also two studies. The designer kitchen has Caesar-stone counter tops and integrated Miele appliances as well as separate scullery and laundry.

The main house has three spacious bedrooms with luxurious en-suite bathrooms. The main bedroom suite is equipped with a dressing room and an indoor/outdoor shower in the bathroom. There is also an additional one bedroomed guest flatlet with an en-suite bathroom, kitchenette and private access and a separate two-bedroomed staff flatlet with a kitchenette.

The home is designed with outdoor living and entertainment in mind; with a large upper level entertainment terrace and an expansive lower level outdoor entertainment area. This area consists of a lounge and dining area with a bar, Jacuzzi and rim-flow swimming pool set in a landscaped garden with a borehole.

Added extras in the home include a pool/gym room, a wine cellar and a storeroom.
The property includes garaging for four vehicles and state-of-the-art security including perimeter electric fencing, CCTV cameras and panic buttons.

The location of the suburb, against the southern slopes of Table Mountain provides an idyllic setting for the tree-lined avenues and large estates here, says Ingrid. As one of the most expensive suburbs in the country, homes and estates in Bishopscourt are typically priced between R15 million and R49 million, but can range up to just under the R100 million mark depending on the property, concludes Todd. The suburb is home to many foreign embassies, politicians, captains of industry and other high profile residents.

Prior to this tender process, the property was marketed in the R30 million price range and while there is technically no reserve price, the seller would like to secure a reasonable price. Tenders close on 20 June 2012.
