St Francis Links - exceptional buying opportunity.

“There’s no doubt that the recession and greatly reduced access to credit took its toll on the market, negatively impacting on the demand for leisure property, which often tends to be situated in coastal areas. However, following a down-cycle, opportunities offering exceptional value present themselves to astute investors,” says Richard Arderne, Pam Golding Properties (PGP) area principal in St Francis Bay.

Currently Pam Golding Properties, which is located at the entrance to St Francis Links, is marketing a 1200sqm, ‘easy-to-build’, level plot priced at R199 000; three 600sqm plots at R215 000; and three sheltered plots of 850sqm plus a 1200sqm plot bordering the nature reserve and a 1100sqm fairway plot on a waterhole in the heart of the estate - each priced at R295 000. In addition, two elevated 2100sqm plots overlooking the lake as well as two adjacent 1200sqm fairways plots with spectacular views are R650 000 each. The final plot is a 1200sqm north-facing fairway view site, rated the best in the estate, priced at R850 000.

“This is undoubtedly a highly desirable development, well managed, financially sound and offering a sought after lifestyle in a secure and scenic environment, and which is a great asset to St Francis Bay. In addition to the highly rated golf course and accompanying clubhouse, a swimming pool and gym complex is currently under construction near the clubhouse,” adds Arderne.

The levy payable by home owners, which is substantially lower than at many of the other top golf estates, includes golf membership. Municipal rates are discounted due to the fact that the club performs many of the municipal functions.

“Of the six plots transferred to their new owners this year, four were sales were concluded by Pam Golding Properties. Since recently commencing our new marketing campaign we have concluded three further sales and have received numerous enquiries, which is an encouraging indicator of increased buyer interest in St Francis Links,” he says.
