How to give buyers a warm welcome

There's no better time than the chilly winter months to make your home seem warm and welcoming to potential buyers.
 
“They will be grateful to come into a home that offers them an escape from the cold,” says Berry Everitt, CEO of the Chas Everitt International property group, “and the longer they stay, the more time they will have to admire its other great features,”
 
Some tips for creating an inviting atmosphere if your home is being marketed this winter include:
* Cranking up the heat, by lighting a fire in the fireplace, if you have one, or turning up the aircon thermostat or running your heaters before the house goes on show.  
* Letting in as much natural light as possible by opening all the curtains and blinds.
* Playing relaxing music softly in the background.
* Having winter treats on offer such as such as freshly-brewed coffee, homemade biscuits or hot chocolate.
 
However, says Everitt, just because it’s cold outside does not mean you can neglect your home’s curb appeal. “Making a good first impression is just as important in the winter months as in summer, even though no-one will reasonably expect your garden to be blooming.”
 
The most important things to keep in mind when preparing your home’s exterior for a winter sale, he says, include the following:
* The paintwork. Bare trees in winter give buyers a much clearer view of your home, and faded or chipped paint will really stand out, so put on a fresh coat if you need to before the property goes on show.
* Lawns and leaves. Even if the grass has gone brown, you should still keep your lawn neat and tidy so buyers can picture what it will look like in the spring and summer. Meanwhile evergreen trees or flowers that can stand up to the cold weather such as pansies can liven up a drab landscape.
 
And finally, says Everitt, you should price your home to sell now with the help of a reputable estate agent who works hard in all weathers. “Some agents will take your mandate and just bide their time until summer when they think it will be easier to sell your property. But good agents know that plenty of sales take place in winter and will launch a marketing campaign right away.”
