With more and more home buyers placing increasing emphasis on accessibility to good schools when considering where to purchase, Intaba Ridge private game estate set on 281 hectares just off the N3 outside Pietermaritzburg has high appeal, says Barbara Becker, area principal for Pam Golding Properties (PGP).
Thirty stands have already been sold and PGP reports a further four reservations taken in the first week of December (2009)
"This development is ideal for families in the area as well as those relocating from other regions such as Gauteng, for a better quality and more secure lifestyle," she says. There are nine schools in the area – three of which are private schools and the rest excellent government schools including Pietermaritzburg Girls High and Maritzburg College. The estate borders the Bisley Valley Nature Reserve and provides easy access to the business centre and retail outlets.
"Situated only 10 minutes from the capital city centre and near the local airport, Intaba Ridge offers the wide open spaces of the outdoors but with convenient access to all amenities and importantly, excellent security. This development is attractive for locals and out-of-towners, as well as farmers who, having sold their farms, wish to move to smaller properties but do not want to live in the city. Being just off the Market Road turnoff from the N3 towards Durban, it also has appeal for those commuting to work nearer the coast," says Becker.
In the first phase of this project Pam Golding Properties are marketing 100 stands each 2500sqm in size and priced from R450 000, as well as plot and plan homes priced from R1.69 million (no transfer duty payable) and ranging from 200sqm in size.
The gatehouse is already complete and all sites prepared. The estate will include a boma area, tennis court, sports field, hiking and mountain bike trails, three dams – with controlled fishing on a tag and release basis, stables, jungle gym, trampoline and a clubhouse with heated swimming pool, sauna, mini gym room, meeting area and braai areas.
The game reserve will be stocked with an environmentally sustainable selection of game, including buck such as reedbuck, duiker and impala. With Oribi numbers decreasing at a rate of about 100 a year, farmers have been urged to join this year's census to help conserve the species. In aid of this project the Intaba Ridge homeowners' association will be able to give feedback to the Endangered Wildlife Trust's Threatened Grassland Species Programme to ensure that the Oribi already resident on the estate are protected. In South Africa the bulk of Oribi occur on privately owned land, with only a few animals living in formally protected areas. Its numbers have declined sharply in recent years, primarily due to habitat destruction, poaching and inappropriate management. 
Says Becker: "Developed by Richard Crocker of Vista Homes and Brendan Falkson of PSC Civil Contractors, who have been involved in successful developments such as Brettenwood Coastal Estate, Brettenwood Lakes, Le Domaine and Somerset Valley, among others, Intaba Ridge is a unique residential game estate right on Pietermaritzburg's doorstep. The estate's perimeter will be secured by an electric fence and surveillance equipment, with gated access and security patrols throughout the estate."
The architectural design style of homes at Intaba Ridge is distinctly Natal Colonial Verandah, inspired by luxury game lodges, which is ideally suited to the climate. With this open and free flowing design style with large verandahs and outside living areas, the homes encourage an indoor-outdoor lifestyle while being in harmony with the beautiful and natural surroundings for maximum peace and tranquillity.
