Top property man for Chas Everitt in Sandton

Top estate agency manager Riki Scruton has been appointed GM of the Chas Everitt International property group’s operations in Sandton and northern Johannesburg.
“Riki is a top performer and comes with a wealth of experience in the marketing of top-end property,” says group MD Berry Everitt. “We are confident that our Sandton operation will blossom and add great value for local buyers and sellers under his able leadership,” Everitt says.
Scruton staked his first claim in the property market at age seven when he started helping his estate agent father and mother put up for sale signs in Sandton, where he was not born but certainly bred. “It was a fun introduction to the market and during my school years I helped out at my parents’ independent estate agency during weekends and holidays,” he says.
He started his professional career in Sandton in 1982 and has since gained wide experience as an agent and manager at several large real estate companies. For the past five years he has focused on the market in Sandton and Johannesburg’s prime northern suburbs.
Scruton says his joining the Chas Everitt group comes at an opportune time. “All indications are that the local market has turned. Sellers are now in the driving seat and some buyers are starting to lose out on good opportunities because they the underestimate the market and are putting in offers too low to be considered by sellers.
“We have noticed a marked increase in buying activity and multiple offers on properties are starting to emerge. Attendance at show days has picked up with an average of 10 prospective buyers per show day, up from around four a year ago. There is also a stock shortage in most areas at present.”
He ascribes renewed activity to better sentiment in the market, underpinned by better affordability, easier finance and a positive attitude among buyers as well as sellers. “The change in attitude started emerging in winter, but has been palpable since the beginning of September,” he says.
Prices in the franchise area, which stretches from Dainfern to Houghton, begin at around R650 000 for starter apartments and range up to R60m for elite homes, while the most activity is evident in the price range between R1,5m and R2,5m. Interest in properties at the top end of the market is also showing greater signs of life.
