With 19 homes already completed, a further eight houses in varying stages of construction, and with the recent launch of the Lehele Lodge or clubhouse, Gondwana Game Reserve near Mossel Bay on the Garden Route is rapidly becoming established as a highly desirable wildlife estate, says Keith Murray, area principal for Pam Golding Properties.
"The reserve is now fully stocked in terms of the Big Five with elephant, lion and rhino being the last to be introduced and giraffe and cheetah anticipated later this year (2009). The developers recently acquired an additional 4000ha which now brings the total size of the reserve to approximately 11 000ha," he says.
"This development has been a resounding success with sales of R94 million to date. Currently re-sales of stands are available priced between R950 000 and R1.7 million, as well as a few developer stands priced from R1.2 million. Indicative of the sound investment potential of property at Gondwana is that stands which originally sold a few years ago for R680 000 are now selling at R1.25 million, reflecting an increase in value of 76 percent," says Murray.
Each of the stands at Gondwana has a 300sqm footprint within a one-hectare exclusive use area. Easily accessible just 14km from the N2 and in a malaria-free area, this private game reserve offers home owners a tranquil and secluded lifestyle amid open grasslands, undulating valleys and indigenous fynbos, with scenic mountain views.
Says Murray: "The high tourism appeal of this Big Five reserve, with its free ranging game, further enhances the value of properties on the estate and provides the potential for sound rental income for owners of lodge units who wish to make use of the rental pool. Also available for purchase at present is a completed Safari Lodge - fully furnished and with a good rental pool income. Priced at R3.55 million it comprises three bedrooms, three bathrooms, a large open plan living area and kitchen, indoor fireplace, as well as a deck with an outdoor barbeque. Another good buy currently available is a stand for resale, which is extremely well positioned overlooking a waterhole and close enough to the hotel – currently being constructed - to participate in the rental pool. With progress now well under way, Gondwana is expected to be completed within the next four to five years."
To mark the recent launch of the clubhouse, Lehele Lodge, which is for residents' use and includes a restaurant, internet facilities, swimming pool area and deck overlooking the fynbos and Langeberg Mountain Range, a cocktail party was held attended by residents and guests who included Western Cape Minister of Agriculture Gerrit van Rensburg, Mayor of Mossel Bay Marie Ferreira and Pam Golding Property group marketing director Anthony Stroebel.
