Demand for estate living continues to rise in Limpopo

The Waterberg district of Limpopo is experiencing strong demand for property within secure lifestyle estates, especially among buyers who have moved to the area from other parts of the country, says Loua Boshoff, Broker/Owner of RE/MAX Bushveld, whose office is located in Bela Bela.

“The Waterberg district is a nature wonder that is known for spectacular views, wildlife, mountains and a rich biodiversity. Home to the only savannah biosphere reserve in southern Africa, which features a mix of rock formations and significant Bushmen rock art sites, the area offers a unique lifestyle experience for residents and visitors alike. Looking at the pristine bush environment it is easy to see why so many buyers are choosing this as the area they want to live in,” says Boshoff. “Aside from the area’s aesthetic appeal, a large number of the buyers are attracted by the more sedate and secure lifestyle on offer. Lifestyle offering and security have become major determining factors that are influencing where people choose to live.”

Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, says that for many home buyers in South Africa, security and lifestyle have become the most crucial aspects when deciding which home to purchase and in which area.  “For this reason, properties with top-end security features that are located within lifestyle estates often fetch a higher price than other types of properties and generally have a greater return on investment over the long term. The security of a home and its location directly affect the perceived value of that property,” he says.

According to Boshoff, currently one of the most sought after estates in the area is Koro Creek Bushveld Golf Estate in Modimolle (Nylstroom), located in the heart of the Waterberg district. As the administrative and commercial hub of the Waterberg district, Modimolle offers all the amenities and convenience one would expect from a metropolitan area, yet is far enough away from the hustle and bustle of conventional city life. “Located in one of the country’s most popular wildlife destinations, the estate’s ideal positioning and scenic surroundings have made it very popular among mature buyers looking for a change of pace.  Another reason that the estate has experienced strong demand from buyers is the fact that it offers excellent value for money when compared to other golf estates,” says Boshoff. “Just 60 minutes from Pretoria, the estate boasts one of the best golf courses in Limpopo with wild game roaming freely on the course, which is a major draw card. Designed by the DDV- Design Group and rated among the top 100 golf courses in the country, the 18-hole championship course is a 6825m par 72 and a true challenge.”

He notes that the estate is not only geared towards the avid golfer and features a spa, beauty salon, restaurant, clubhouse, tennis courts, conferencing facilities and an equestrian ranch.  Boshoff says that there is also a distinctive sectional title home-based-care lifestyle development within the estate called Koro Ridge. Consisting of spacious two- and three-bedroom units, the development includes planned health and care services to assist the older or weakened resident to stay in the comfort of their own residence for as long as possible.

“The aim of the development is to establish a call centre, electronically connected to every participating resident, manned by a registered nurse and trained carers who will be on call around the clock. Primary medical services will be provided to the residents such as monitoring of blood pressure, medication, injections, wound and foot care,” says Boshoff.

He adds that there are ten completed houses already built, with another four currently under construction.  Although the development is zoned as a sectional title scheme, full title stands are also available. Homes within the development range in price from R1.2 million to R1.795 million depending on the configuration.

One of the properties that RE/MAX Bushveld is currently marketing within the development is a three-bedroom, two-bathroom home featuring immaculate finishes throughout and built-in cupboards. The spacious open-plan living and dining room flows into a modern fully equipped kitchen with a gas stove, a lot of store room, large working space and a wash up area. The living area walks out onto a patio with built-in braai, perfect to relax and take in the tranquil bushveld atmosphere. The home also has a double garage with storing area and direct access to the house.
