New residential development in Newlands

Jawitz Properties is pleased to announce One Firdale - a new residential development of three freestanding homes in upper Newlands.



“Set on an erven of 467m², 458m² and 527m², and formerly home to an older property, the new One Firdale is expected to be complete by the end of 2017,” says Clint Southwood, Property Consultant at Jawitz Properties Southern Suburbs, who holds the mandate for this development.
 
Each of the three properties will be identical; 266m2 in size and comprising of three bedrooms, mezzanine, full family bathroom, an entrance hall, guest loo facilities, a formal lounge extending on to an indoor braai and dining space, as well as an informal living room, affectionately dubbed the ‘pyjama lounge’.
 
Properties while double-storey, are all ground floor accessed via a double garage that leads in to the kitchen and scullery. “In addition to the garage, there is secure parking on site for a further two cars per home,” he says.


 
The look and feel of the homes is modern contemporary, including features such as a gas hob and extractor. Further, there will be electric fencing around the entire development and an alarm system assigned to each of the three homes. Properties will enjoy high speed fibre network conduiting, as well as an electronic irrigation system within the landscaped gardens.
 
Priced at R8,950 000, R9,200 000 and R9,400 000 depending on the position and garden space, properties are VAT inclusive. “This is a great saving as this development attracts no transfer duty.” There will, however, be a Homeowners Association Levy, which is to be determined by the owners and anticipated to be in the region of R1000 per month. Rates are estimated at R5000 per month per property.


 
The homes, while wonderful to live in, also offer excellent investment potential. “These properties can achieve a rental income of R40 000 or more per month,” Southwood says.
 
The leafy suburb of upper Newlands is a beautiful and sought after area, particularly for its close proximity to prestigious schools from primary to tertiary level. It is also closely situated to major highways making it central, yet retaining its quiet suburban feel. “Amenities nearby are excellent. It really is an appealing area for buyers and tenants alike.”
