Sales picking up pace at Highland Gate Golf and Trout Estate near Dullstroom

Construction of homes is now well under way in the 774ha Highland Gate Golf and Trout Estate situated on the edge of the Steenkampsberg plateau some 14km from the scenic town of Dullstroom in Mpumalanga. 


Situated in Highland Gate Golf and Trout Estate near Dullstroom this luxury three bedroom, two bathroom home set on a 828sqm stand with sweeping scenic views is marketed by Pam Golding Properties at R3.5 million.

When completed only 40 percent of the footprint will be developed, with 445 homes in total - and the only estate in the area which offers a golf course.

Anton Greeff, area principal in Dullstroom for Pam Golding Properties says: “The estate is fully fenced and gated, services installed, roads and clubhouse completed and the Ernie-Els designed golf course fully operational and already extremely popular, being almost fully booked throughout the week. Currently 25 homes are completed with another eight in the process of being built.

“Since July 2016 the demand for properties in Highland Gate has increased and in several recent months alone we concluded the sale of 12 stands for re-sale.

“After being taken over by well-established developers Century21, who brought the 640ha Waterfall Country Estate & Village adjacent to Waterfall City to market, the estate has gone from strength to strength. Highland Gate has also recently been rated by New World Wealth as one of the top 10 estates in the country.

“Resale stands are very competitive, averaging in price from around R350 000 to R550 000 for 875sqm in size, as these were originally purchased between R500 000 and R1 million. This presents an opportunity for speculative building as the market is large for weekend and holiday rentals. Catering for golfers, one could easily achieve a rental income of R20 000 to R40 000 on homes with two to four bedrooms. In addition, prime locations are available with sweeping fairway and mountain views. Developer stands are also now selling from R675 000.”

Buyers are mostly from the surrounding large cities such as Nelspruit, Pretoria and Johannesburg, acquiring properties mainly for leisure purposes and spending between R4 million and R7 million on building luxury homes.

Strategically well positioned on the Highlands Meander and on the main route from Johannesburg to the Kruger National Park, Dullstroom is renowned for its fly fishing and tranquil scenery reminiscent of the Scottish Highlands, making it popular among domestic and international tourists. 

Central to metropolitan cities and only two and a half hours’ drive from OR Tambo International Airport, making it an accessible leisure getaway, Dullstroom is known for its scenic waterfalls, trout dams, wild flowers, Verloren Valei Nature Reserve and Dullstroom Bird of Prey & Rehabilitation Centre. Plus there are a host of leisure activities, such as horse riding, walking trails, mountain biking and fine restaurants, as well as a brewery offering its own craft beer and regular music concerts at the dam.

Adds Greeff: “Trout farms in the area attract interest among buyers especially those opting to have an escape from the city buzz while still enjoying a sound income stream through guest accommodation, while trout fishing venues draw many visitors. These vary in size from 30-500ha ranging in price from as little as R1.5 million to R20 million. As these farms are generally acquired for leisure purposes, owners usually appoint managers who are permanently on site.”

An interesting proposition is a 214.28ha mixed- use farm for sale which offers a complete escape from the demands of a city lifestyle, with trout fishing on three pristine dams, hikes, scenic walks and quad biking. Priced at R4.38 million through Pam Golding Properties and located on the Kruisfontein road towards Lydenburg, there are also two streams and fountains on the property. As the farm is devoted to the essence of relaxation, there is no electricity, however solar power and gas is used to power the necessary equipment for the three bedroom, three bathroom home, while a generator is used to provide the residence with crystal clear water. Highland Gate can also be spotted from various sections of the farm.
