Home buyers - check the zoning before you buy

One of the key questions a property buyer should be asking, on the purchase of their dream home, is how is the immediate area zoned? “All too often one of the major attractions of a property is its current views, which are reflected in the value being asked,” says Craig Robinson who specialises in freehold property in the Green Point and Sea Point areas for Jawitz Properties. 



Zoning and Title Deed restrictions of the property, as well as the neighbouring properties, will enable a purchaser to make an informed decision as to the security or risks related to maintaining the current surroundings and attractions of the property.

“Current building regulations and the demand for higher densification have attracted many developers to specific areas that automatically, through their zoning, allow for multiple unit structures to be erected, many times compromising surrounding properties,” he says. 

Home owners have minimal control as many times little or no consent is required from neighbours in order to get planning approval.

“It is advisable for any concerned property owner, if they have the option and ability to buy a neighbouring property, to register a Title Deed restriction over the property, if the zoning could have a negative impact.” 

There are pockets within Sea Point and Green Point that offer home owners greater control of their surroundings. “Consider investigating SR1 Zoned areas, Heritage overlays, and registered scenic sectors, to mention a few,” Robinson concludes.
