Le Boulevard residential development underline the high desirability of uMhlanga

Almost a third of the 143 units in the brand new designer apartment block, Le Boulevard, in the heart of uMhlanga just north of Durban have already sold even prior to the official launch.  This includes all four penthouses, which have been snapped up.

Says Carol Reynolds, Pam Golding Properties area principal for Durban Coastal: “This represents a total sales value to date of over R70 million.

“With units well priced from R999 000 (including VAT), this is convenient living at its best in KwaZulu-Natal’s most desirable suburb.  Approximately 60 percent of the buyers are purchasing to live there permanently, with the balance mainly comprising investors looking for capital appreciation and good rental income taking advantage of the fact that no transfer duty is payable.

“The bulk of buyers are local with a few from Gauteng, one from the UK and Saudi Arabia, with internet enquiries from as far afield as Australia, Dubai and the USA. We’ve received a large portion of enquiries via our website, with many looking to find the best property deal in this highly sought after node on the KZN North Coast. This fits the bill because of its prime location, generously proportioned apartments, quality finishes and basement parking – which many other developments don’t offer.

“The developer has undertaken to start building within the next two months, which will create more interest.”

Le Boulevard is located a few kilometres from the very popular and trendy Gateway Shopping Centre and only two kilometres from the very appealing uMhlanga beachfront and promenade. It is also within easy reach of two private hospitals, uMhlanga Hospital and the new upmarket Gateway Hospital.

Says Reynolds: “With stylish architecture, elegant design and top quality finishes, one, two and three bedroom units as well as penthouses offer an excellent buy in a prime area which shows good capital growth.”

Set on spacious landscaped grounds which include a large swimming pool and gym, the luxury six-storey apartment building comprises 28 x 59sqm one bedroom, one bathroom units selling from R999 000 to R1.18 million with 86 two bedroom, two bathroom units in two sizes: some 72sqm priced from R1.585 million and others 83sqm in size priced at R1.795 million. The one and two bedroom units each include a secure basement parking bay and these buyers have the option to purchase a second parking bay at R114 000 (including VAT).

In addition there are 29 x three bedroom units each with two bathrooms and two parking bays. These units range in size from 116sqm priced from R2.5 million to 155sqm corner-positioned penthouses with 64sqm garden areas, priced at R 3.3 million. Other features in Le Boulevard include 24 hour security and a gym.

uMhlanga is renowned for its village atmosphere which is abuzz with shops and restaurants such as Olive and Oil, Remo’s and the ever-popular Angelo’s, while five-star hotels in the area include The Oyster Box and Beverly Hills.

Adds Reynolds: “Situated in uMhlanga Ridge with partial sea views, Le Boulevard is in a prime location in an area which attracts a wide pool of buyer interest from investors and retirees to executives and young families. The property market in this area has shown consistent growth over the years and continues to perform well because of its desirability and ongoing demand.”

Arguably the biggest and best centre in KZN, Gateway Shopping Centre is home to top class shops including all the big retailers and brands, with uMhlanga Village just down the road with a selection of shops, pharmacies, popular restaurants and coffee shops.

In addition to the major hospitals there are a number of respected general practitioners, dentists and specialists operating from Medigate Medical Centre, uMhlanga Medical Suites and uMhlanga Village.

uMhlanga is also home to two highly reputable primary schools, Atholton and uMhlanga College, now Reddham House, while the area has become a self-sufficient commercial district with its own grocery shops, retail outlets, libraries, professional businesses and banks.

“Perhaps uMhlanga’s greatest attraction is its beautiful coastline and well-maintained promenade which runs from La Lucia to the Hawaan Forest and is ideal for walking and jogging. The beach is five minutes away from Le Boulevard and offers a protected and safe swimming beach, a surfing beach and rock pools. The lifestyle in this coastal town is hard to beat, especially given its warm sea and subtropical climate. With numerous offices easily accessible in uMhlanga Ridge and nearby La Lucia Office Estate, this really is the ideal place to live, work and play.”

In the past, if a sectional title scheme appointed a managing agent, the trustees would still have to be actively involved in the decision making and management of the scheme. The Sectional Title Schemes Management Act (STSMA), however, makes allowance for a new type of managing agent – the executive managing agent - which could almost be seen as putting the scheme under voluntary administration.
