The Vantage buyers gain a positive view on property investment

Delighted new owners of The Vantage – an upmarket Mouille Point, Cape Town development that sold out within six weeks when launched in August 2014 - received their keys last month from developer and founder of Vantage Property, Jose Rodrigues, and Pam Golding Properties (PGP), which had an exclusive sales mandate.

Spanning only 20 months from sell-out to handover (said to be a record for the Mother City) the project’s success and fast turnaround has been attributed to   innovative and appealing design, a hands-on developer with extensive experience in the Johannesburg market, inclusion of top-end appliances and flat screen televisions in every unit (unusual for the Cape Town market) and readiness to meet purchasers’ specific requirements.

Ideally located in Bay Road, The Vantage enjoys panoramic views of Table Mountain, the Atlantic Ocean, Green Point urban park, golf course and stadium. The 21 luxury apartments, including two penthouses, each with a private deck, swimming pool and direct lift access were snapped up at prices ranging from R3 million to R11 million.

“The Vantage is an example of the common thread that runs through all our projects - to deliver quality at the right price,” said Rodrigues. “Using creative design and planning we develop landmark properties which will continue to reward investors into the future.”

Credit must go to the entire team, said Rodrigues, which included Fabian Architects, De Leeuw Group, Ekcon, CKR and WBHO Construction.

“They worked tirelessly to deliver this iconic building on time and within budget. I’m sure the new owners are as proud of this latest addition to Mouille Point’s platinum mile as I am.”

Rodrigues added that it had been a pleasure working with City of Cape Town management, “who not only offer a world-class infrastructure but set an example of how to process building legislation professionally and with minimal bureaucracy.”

He also applauded Basil Moraitis and the team from Pam Golding Properties for their exceptional service.

“At Vantage Property we look to partner with excellence and Pam Golding Properties’ reputation as South Africa’s leading real estate agency speaks for itself. The fact that The Vantage was sold out within six weeks is evidence of their reach, expertise and professional service.”

Basil Moraitis, Pam Golding Properties area manager for the Atlantic Seaboard and City Bowl, attributed The Vantage’s rapid sales to close collaboration between the developer and the real estate company right from the initial planning stage, on both products and pricing.

“It is no major surprise that The Vantage was sold out in almost record time, when you consider the team of experts that the property developer assembled for this project. We really look forward to collaborating with Vantage Property in the future.

“It is obvious that the company has extensive experience in creating innovative developments that seamlessly fit into a neighbourhood, and as a property developer, Jose Rodrigues must be commended for his meticulous attention to detail and hands-on approach.”

Investment in excellent finishes and appliances appealed strongly to buyers, many of whom were registered on a Pam Golding Properties waiting list for new developments. The apartments boast Caesarstone kitchen counters, custom-fitted Miele kitchen and laundry appliances, porcelain tiles, air-conditioning and HD flat screen televisions.

The Vantage also offers state-of-the-art safety and security, with biometric access control, intercom and CCTV camera systems and 24-hour manned security.  There is secure undercover parking for both residents and guests. The building also features a central heat recovery system for energy-efficient climate control.

“There is substantial demand for modern apartments offering a secure and convenient lifestyle in a prime location,” Moraitis said. “Buyers have a healthy appetite for this area with its relaxed, cosmopolitan seaside lifestyle and wealth of leisure activities. The local Ratepayers’ Association is also extremely effective, while safety and security is maintained by high visibility policing, which further enhances the area’s appeal.”
