Garden Route sees increase in luxury home sales

Over the past year, there has been a marked increase in interest for luxury homes along the Garden Route. 

This is according to Chris van der Merwe, Broker/Manager of RE/MAX Coastal, RE/MAX Lakes and RE/MAX Eden which operate in the Knysna, Sedgefield and Wilderness areas respectively.

“We have seen an increase in enquiries and sales in the luxury property segment over the past 12 months. This interest has mainly been for properties situated within gated estates such as Thesen Islands, Pezula Golf Estate and Pezula Private Estate in Knysna. The most interest in Wilderness properties from those looking for luxury beach homes has been for homes situated in Die Duin and Sands Road,” he says.

The Garden Route, which is widely considered to be one of the most beautiful regions in the country, offers its residents a range of beautiful natural scenery as well as a plethora of activities. This 200km-odd stretch of southern Cape coastline is home to beaches and lagoons, forests and mountains and provides the ultimate terrain for adventure trails and hiking, bird watching, canoeing and a host of water sports. The area is also renowned for its golf courses.

“With beautiful scenery, a number of leisure pursuits available and a reputation for being one of the safest parts of the country, it is easy to see why so many buyers in the luxury segment of the market are choosing the Garden Route as their preferred region of investment when it comes to purchasing a luxury home – whether as a permanent residence, retirement investment or holiday home,” says van der Merwe.

Adrian Goslett, Regional Director and CEO of RE/MAX of Southern Africa, says that while the luxury home market has been slow in recent years, there are certain areas that have continued to attract luxury home buyers due to the lifestyle and security offerings they provide. “The Garden Route is one such area,” he says.

Van der Merwe reports that the average price of luxury homes along the Garden Route can range from R5million to R25million, depending on the location, whether or not the home is situated within a secure estate and what views and features the property has. The average age of buyers currently purchasing luxury properties along this stretch of coast is between 40 and 55 years of age and they predominantly South Africans. “I would say buyers on the Garden Route are 90% South Africans and 10% foreign buyers,” says van der Merwe.

The kind of features luxury home buyers could expect for a home on the Garden Route within this price range would include floor space of 500m2 upwards, with four bedrooms with en-suite bathrooms, a heated pool, two to three garages and features such as underfloor heating, a central vacuum system, a built in music system and intelligent lighting as well as an inverter and UPS battery banks to supply electricity when there is load shedding.

RE/MAX Coastal currently has a luxury home on the market that enjoys a prime position within the Pezula Golf Estate. The well-maintained home enjoys sea and fairway views and features four en-suite bedrooms, a fully contained guest unit, as well as a studio, study, entertainment room, lounge and an open plan dining room. The kitchen boasts a pantry and a separate scullery. There is also a wine cellar as well as three garages with built-in cupboards.
