The Quails launches in Paulshof to cater to upsurge in demand

Over the past two years there has been an exceptionally strong demand for residential property in the node west of Rivonia in northern Johannesburg, from the Sunninghill and Paulshof areas particularly. This is according to Chris Renecle, MD of Renprop, which is launching a 210-unit sectional title apartment development in the area later this month called The Quails.

Renecle notes that Renprop has developed in excess of 1 000 sectional title units in this node over the last 10 years, all of which have been successfully sold and realised a solid capital growth.
 
He points to a number of resales that Renprop has handled in its original two developments in the Paulshof area, which were first sold off plan in 2005. “Recent sales in these developments over the past eight months are a testament to the growth potential of apartments in this node as they have achieved an average value growth of more than 35% between the original sales price and the resales price. This just shows what exceptional investment value these units have delivered,” says Renecle.
 
Demarcated by the Western Bypass, Leeuwkop Estate, Sunninghill and Lonehill, the suburb of Paulshof is well situated close to the Rivonia CBD and benefits from a number of amenities including schools and shopping centres, as well as easy access to the N1 and other major road networks.  Added to this, infrastructure upgrades in the area, such the widening and improvement of Witkoppen Road which is currently underway, will ease the traffic flow adding to the area’s appeal.
 
Situated on Holkam Avenue, the three-story walk-up apartments at The Quails, which are ideally suited to executives working in the Rivonia/Sandton area as well as investors who want to capitalise on the strong rental demand that is also prevalent in Paulshof, will measure between 80m2 and 100m2. Buyers have the option of various configurations, from one-bedroom lofts and two-bedroom, one-bathroom units to two-bedroom, two-bathroom units, some of which have lofts,  and three-bedroom, two-bathroom units.
 
Russel Peach, Divisional Manager of Renprop Residential Projects, points out that the architectural design of The Quails is what sets it apart. “There has been an exceptional demand from buyers for loft apartments with roof terraces,” he says, “a design approach which has been applied to The Quails,” he says. “This is the first development in a number of years that Renprop has taken on that includes these architectural elements.”
 
Renecle notes that there is not much property in the area available for redevelopment, a factor that will fuel ongoing demand, and capital growth prospects, for residential property in Paulshof. 
 
Priced from R1.1million – R1.6million, these apartments offer good value for money for the area.
