Set in tranquil gardens on a stand of 5660sqm, the palatial Villa Brocant is being sold as a going concern, and dozens of pieces of antique furniture and collectibles in the guest house are included in the sale.

Two additional houses and several outbuildings in the grounds are also part of the package and could be used as residences by the new owners or managers, or converted to further guest accommodation.

Local RealNet franchisee Ansie Koekemoer has the sole mandate to sell the property, which is an oasis in the agricultural heartland of the North West province and frequented by many business travellers as well as senior government officials.

“Also a highly-successful wedding, function and convention venue, Villa Brocant is well-known for its gourmet food and excellent service, and is on the market for R12m,” she says.

“The property is exceptional in every way and an excellent investment opportunity. Each en suite room is a stylish showcase of antiques and luxurious soft-furnishings. All rooms are air-conditioned, equipped with DStv and have their own private entrances from the lush gardens where guests can take a stroll, plunge into the pool or browse through the gift store.”

Villa Brocant also has a rich history, Koekemoer notes. Still known to many locals as the “De Wahl house”, it was built in 1954 by Vryburg mayor Jos de Wahl, who was of Belgian origin and began the tradition of furnishing it with European antiques.

“This tradition has been continued by the current owners, Elsa and Pieter Jonker, who co-incidentally lived in Belgium for 20 years and there developed a passion for art, architecture and the antique European furniture they continue to import and sell. However it is in no way a museum. Rather it is a luxurious sanctuary that has delighted thousands of visitors since its conversion to a guesthouse in 2004.”

Koekemoer says the Villa Brocant enjoyed an occupancy rate of 70 to 75% throughout 2014, and that the experienced staff and management team are all prepared to stay on under new ownership.

Having it withheld or even having large amounts deducted can lead to a lot of distress,” explains Bruce Swain, CEO of Leapfrog Property Group.

The forecast for the national rental market in 2018 remains a mixed bag of good news and bad news. Although rentals are expected to rise slowly as the challenges of home affordability and tighter lending criteria tighten their grip, it’s a double-edged sword as the market also will come under increasing pressure from factors like declining disposable income levels.
